First, the good news: In many cases, a &lt;a title="Auto Insurance" href="http://www.salzberginsurance.com/automobile/default.aspx"&gt;personal auto insurance policy&lt;/a&gt; will cover damage to a rented vehicle. That said&amp;mdash;don&amp;rsquo;t get too comfortable! There are other costs associated with damage to a rented vehicle that the policy will not cover. For this reason, careful consideration should be given to purchasing the damage waiver offered by the rental car company. &lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
On your personal auto policy, &amp;ldquo;Collision&amp;rdquo; insurance covers your vehicle for damage resulting from a collision with another object. &amp;ldquo;Comprehensive&amp;rdquo; (sometimes called &amp;ldquo;Other Than Collision&amp;rdquo;) covers your vehicle for theft, vandalism, falling objects and other causes not resulting from a collision. If you have a car loan, your lender will require you to purchase both. If you pay the loan off, the choice to purchase collision or comprehensive&amp;mdash;and both or neither&amp;mdash;is up to you.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
Your personal auto policy will only cover damage to the rental car if you have the appropriate coverage type on at least one vehicle you own. For example, if you damage the rental car in a collision, you must have &amp;ldquo;collision&amp;rdquo; coverage on at least one vehicle covered by your personal auto policy. But if the rental car is stolen, vandalized, or damaged in any way not resulting from a collision, you must have &amp;ldquo;comprehensive&amp;rdquo; coverage on at least one vehicle covered by your personal auto policy. The key point: If your personal auto policy excludes the coverage type that damages the rental car&amp;mdash;and you reject or violate the damage waiver&amp;mdash;you will become personally responsible for paying all costs related to the damaged rental car out of your own pocket!&lt;br /&gt;
&lt;br /&gt;
In contrast, the damage waiver usually offered at the rental counter will cover the damaged rental car regardless of what&amp;rsquo;s covered by your personal auto policy.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
&lt;h2&gt;Limitations In Your Personal Auto Policy&lt;/h2&gt;
&lt;br /&gt;
What else could you possibly owe the rental company following an event or crash? These include administrative fees and the depreciated value of the vehicle after repairs&amp;mdash;neither expense is covered by your personal auto policy. In addition, most personal auto policies only pay up to the actual cash value (ACV) of the damaged vehicle. If the contract requires the damaged rental&amp;rsquo;s replacement, the ACV payout may not be sufficient to cover the entire expense.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
Again, in contrast, the damage waiver will cover all such expenses. &amp;nbsp;&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
Also, the rental contract likely will require you to pay the rental company&amp;rsquo;s &amp;ldquo;loss of use.&amp;rdquo; These are expenses they incur resulting from the inability to earn income from the damaged rental. This cost could be hundreds of dollars or more. Some personal auto policies will pay a limited amount for this expense (such as $20 per day or $600 total). Others will not cover it at all.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
In contrast, the damage waiver will pay the full cost of the rental company&amp;rsquo;s loss of use.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
&lt;h2&gt;No Claim Necessary&lt;/h2&gt;
&lt;br /&gt;
If something happens to the rental car, purchasing the damage waiver gives the rental agency management of the process. This will allow you to avoid filing a claim and possibly help keep the cost of your insurance from going up. It also will keep your deductible in your pocket.&amp;nbsp; &amp;nbsp;&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
&lt;h2&gt;Limitations In The Damage Waiver&lt;/h2&gt;
&lt;br /&gt;
Don&amp;rsquo;t forget that the rental car company&amp;rsquo;s damage waiver is a contract. It will include a list of restrictions that, if violated, may terminate the waiver and leave you personally responsible for paying the costs associated with the damaged rental car. Examples of such restrictions may include:&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
&lt;ul&gt;
    &lt;li&gt;Damage to rental while driven by someone not specifically named on the contract.&lt;/li&gt;
    &lt;li&gt;Damage to rental while driven on unpaved roads.&lt;/li&gt;
    &lt;li&gt;Damage to rental while it&amp;rsquo;s being occupied by more passengers than available seat belts.&lt;/li&gt;
    &lt;li&gt;Damage that occurs while pushing or towing.&lt;/li&gt;

Moreover, the car rental company&amp;rsquo;s loss damage waiver covers &amp;ldquo;diminished value,&amp;rdquo; the economic reduction in value of a repaired auto due to it having been damaged. Almost all auto policies and many credit card coverages exclude diminished value. What&amp;rsquo;s the impact to you? If you don&amp;rsquo;t take the damage waiver, you could get hit with a diminished value claim of $1,500 or more, depending on your type of damaged rental car.&lt;br /&gt;

    &lt;li&gt;Worn or uneven tire treads can be dangerous on slick winter roads and hot weather can stress your tires resulting in lost pressure, creating another driving hazard. A full inspection of your tires before the arrival of snow and ice is necessary.
    &lt;/li&gt;
    &lt;li&gt;To prepare for unexpected snow flurries and end of summer rains, check your windshield wipers and replace cracked and ineffective wipers.
    &lt;/li&gt;
    &lt;li&gt;The days will start getting shorter soon, and that means you may do more driving in the dark. Check your headlights, tail lights, indicators and brake lights and replace any that aren&amp;rsquo;t functional.
    &lt;/li&gt;

&lt;p&gt;Checking and replacing your car&amp;rsquo;s fluids after the strain of summer heat is another important post-summer step. &lt;/p&gt;

&lt;p&gt;It&amp;rsquo;s not just your engine and tires that need attention at the end of summer, however. The body of your car could use a little extra maintenance too. &lt;/p&gt;

    &lt;li&gt;Wash your car to get rid of and sand left over from summer traveling.
    &lt;/li&gt;
    &lt;li&gt;Wax your car to protect it from the salt that will hit the roads during the winter months.

However, there are special limits of liability for certain items, meaning that the insurer will not pay more than the amount specified in the policy. One important limit is for the theft of jewelry. To keep coverage affordable because jewelry can be easily stolen, the standard policy has a relatively low limit of liability for theft, generally $1,500.

If you own valuable jewelry or other items that would be difficult to replace, there are two ways you can increase coverage: by raising the limit of liability or &amp;ldquo;scheduling&amp;rdquo; your individual pieces through the purchase of &amp;ldquo;floater&amp;rdquo; policies. Raising the limit of liability is the cheapest option; however, there may be a limit on the amount you can claim for the loss of any individual piece, say $2,000, when the overall limit is $5,000.

Scheduling each piece or item may cost more in premiums, but it offers broader protection because the floater covers losses of any type, including accidental losses&amp;mdash;such as dropping your ring down the drain of the kitchen sink or leaving an expensive watch in a hotel room&amp;mdash;that your homeowners insurance policy will not cover. Before purchasing a floater, the items covered must be professionally appraised. The cost of this service varies depending on where you live.&lt;br /&gt;

&lt;p&gt;When Deborah Miller bought her Colonial Place home almost 30 years ago, she had no idea that nor&amp;rsquo;easters and hurricanes would leave her with property damages totaling $100,000.&lt;/p&gt;
&lt;p&gt;She raised her furniture on blocks, moved her car to higher ground and watched as water inched up through her floor vents.&lt;/p&gt;
&lt;p&gt;Hurricane Isabel sent 21 inches of water into the yard in 2003. The last nor&amp;rsquo;easter was even worse, she said.&lt;/p&gt;
&lt;p&gt;A recent study by an environmental group has highlighted a reality Miller &amp;ndash; and city officials &amp;ndash; know all too well:&lt;/p&gt;
&lt;p&gt;Without an extensive levee system, Norfolk could be mostly underwater in less than 90 years.&lt;/p&gt;
&lt;p&gt;The report by the Natural Resources Defense Council is just another example of why the city needs to start taking serious action now, said Skip Stiles, executive director of Wetlands Watch, a Norfolk-based environmental group.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;You can see the impacts now,&amp;rdquo; he said. &amp;ldquo;It&amp;rsquo;s going to keep getting worse and worse.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;City officials acknowledge the need for a long-term solution to flooding but say it will be at least a year before they can apply for the necessary federal funding and even longer before major improvements could begin.&lt;/p&gt;
&lt;p&gt;Alice Kelly, assistant director of Norfolk Public Works, said the delay isn&amp;rsquo;t due to a lack of concern.&lt;br /&gt;

The advantage of a package policy is that it offers a broad variety of coverages for small businesses at a price that is usually lower than if the same coverages were bought separately. The most common type of package policy is the Businessowners Policy or BOP (see below).&lt;br /&gt;
&lt;br /&gt;
Many &lt;strong&gt;insurance companies&lt;/strong&gt; have their own unique names for the package policies they offer, and the coverages may vary somewhat from company to company. Often, these policies are created specifically for businesses that generally face the same kind and degree of risk. There are, for example, package policies designed especially for restaurants, undertakers, hair stylists, accountants and many other enterprises.&amp;nbsp;&lt;/p&gt;
&lt;h3&gt;WHAT IS A BUSINESSOWNERS POLICY (BOP)?&lt;/h3&gt;
&lt;p&gt;A &lt;strong&gt;Businessowners Policy (BOP&lt;/strong&gt;) combines coverage for all major property and liability insurance risks as well as many additional coverages into one package policy suitable for most small businesses. (For detailed information on property coverage under BOP, see chapter 3. For detailed liability coverage under BOP, see chapter 4.)&lt;br /&gt;
&lt;br /&gt;
The term &amp;ldquo;BOP&amp;rdquo; specifically refers to &lt;strong&gt;insurance policy&lt;/strong&gt; language developed (and revised as needed) by experts at ISO. ISO provides sample insurance policy language, research and a variety of other products to insurance companies.&lt;br /&gt;
&lt;br /&gt;
A BOP includes business income insurance. This compensates you for the business income you may lose following a disaster. Disasters typically disrupt operations and may cause you to vacate your premises. The BOP also covers the extra expense you may incur if you must operate out of a temporary location.&lt;br /&gt;
&lt;br /&gt;
To cover specific risks associated with your business, you may purchase a variety of additional coverages to add to the basic BOP. For example, the BOP doesn&amp;rsquo;t cover outdoor signs unless you specifically add coverage and pay an additional premium. If your business relies on electronic commerce, you may want to add coverage for lost income and extra expenses in the event your ability to conduct e-commerce is slowed down or stopped due to a computer virus or hacker. &lt;br /&gt;
&lt;br /&gt;
Only small- to medium-sized businesses that meet certain criteria are eligible for a BOP. Factors insurers consider include the size of the premises, the required limits of liability, the type of business and the extent of offsite activity. Premiums for BOP policies are based on those factors plus business location, financial stability, building construction, and security features and fire hazards.&lt;br /&gt;
&lt;br /&gt;
In discussing &lt;a href="http://www.salzberginsurance.com/business/bop_quote.aspx" title="Small Business Insurance Quote"&gt;&lt;strong&gt;small business insurance&lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;&lt;/strong&gt;, we make frequent reference to the coverage provided by the ISO BOP because it is a standardized policy form. Your particular policy may be somewhat different. The coverages, however, will be similar. &lt;br /&gt;

A BOP does not include all the coverages you may need. It does not cover professional liability, auto insurance, workers compensation or life, health and disability insurance. You will need separate policies for those.&amp;nbsp;&lt;/p&gt;
&lt;h3&gt;HOW MUCH INSURANCE DO I NEED?&lt;/h3&gt;
&lt;p&gt;When purchasing &lt;strong&gt;business insurance&lt;/strong&gt; it's important to obtain the right amount. Be sure that your company is neither overinsured nor underinsured. To help you decide the amount of property insurance you need, list all your company&amp;rsquo;s assets&amp;mdash;including property, equipment and inventory. You can buy property insurance on the basis of the property's actual value (the replacement cost minus depreciation) or its replacement value (the cost of replacing the item without deducting for depreciation).&lt;br /&gt;
&lt;br /&gt;
An agent and insurance company familiar with the risks typically involved with your type of operation can help you decide on a reasonable amount of property and &lt;strong&gt;liability insurance&lt;/strong&gt;.&amp;nbsp;&lt;/p&gt;
&lt;h3&gt;HOW CAN I KEEP PREMIUMS DOWN?&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;1. Shop around&lt;/strong&gt;. Prices vary from company to company, so it pays to get several quotes. Get the names of insurance companies or brokers who specialize in your type of business. Call several so that you can compare prices and get a feel for the types of services they would provide.&lt;br /&gt;
&lt;br /&gt;
It's also important to pick a company that is financially stable. Check the financial health of insurers with rating companies such as A.M. Best and Standard &amp;amp; Poor&amp;rsquo;s and consult consumer magazines. Your trade association or other group that represents your business may be able to provide recommendations.&lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;2. Choose a higher deductible&lt;/strong&gt;. Deductibles represent the amount of money you pay before your &lt;strong&gt;insurance policy&lt;/strong&gt; kicks in. The higher the deductible, the less you will pay for the policy. At the same time, be sure you don&amp;rsquo;t set the deductible so high that it will be a financial burden for you to pay the deductible if you have a loss.&lt;br /&gt;

&lt;strong&gt;3. Buy a package policy&lt;/strong&gt;. A package policy, such as a Businessowners Policy (BOP), rather than individual coverages will cost less.&lt;br /&gt;

&lt;strong&gt;4. Work closely with your agent&lt;/strong&gt;. The more the agent understands about your overall business and finances, the better he or she will be able to find competitively priced products for you. &lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;5. Ask about specific actions you can take to prevent losses&lt;/strong&gt;. You may be able to reduce your premium for certain coverages by following your insurer's specific recommendations. These can include tips on workplace safety, disaster preparation and devices that reduce losses (loss mitigation), such as installing alarms and sprinklers. In addition, there are steps you can take to lower the possibility that one of your employees might file a lawsuit against you for discrimination or sexual harassment, for example.&lt;br /&gt;

&lt;strong&gt;6. Avoid losses&lt;/strong&gt;. Remember insurance works a lot like credit. Costs are lower for customers with better claim histories. The more losses you have, the higher your premiums will be, because it suggests that you are not very careful and there will be more losses in the future. &lt;strong&gt;&lt;em&gt;Terrorism&amp;nbsp; Insurance&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;
&lt;br /&gt;
Prior to the terrorist attacks of September 11, 2001, standard commercial insurance policies included terrorism coverage as part of the package, effectively free of charge. Today, terrorism coverage is generally offered separately at a price that more adequately reflects the current risk. Insurance losses attributable to terrorist acts under these commercial policies are insured by private insurers and re-insured or &amp;ldquo;backstopped&amp;rdquo; by the federal government pursuant to the Terrorism Risk and Insurance Act (TRIA), enacted by Congress in 2002.&amp;nbsp; The Act was renewed for two years in December 2005 and renewed again in 2007 for another seven years.&amp;nbsp; Under TRIA, owners of commercial property, such as office buildings, factories, shopping malls and apartment buildings, must be offered the opportunity to purchase terrorism coverage. This requirement also applies to your Business-owners Policy (BOP)&amp;mdash;your insurer must offer terrorism coverage as mandated by TRIA. In some cases insurers still include terrorism for no additional premium. In other cases there is a separate charge. You should confirm with your agent or broker whether or not your BOP or other package policy provides terrorism coverage. It is important to note that TRIA excludes certain lines, such as burglary and theft and commercial auto. Workers compensation is the only line of insurance that automatically covers acts of terrorism. &lt;br /&gt;

&lt;p&gt;This means that a home insurance company has no obligation to cover a non-insured&amp;rsquo;s liability or to defend that person in a lawsuit alleging liability.&lt;/p&gt;
&lt;p&gt;Consider this scenario: A girlfriend and her teenage son move in with the woman&amp;rsquo;s boyfriend. The son seriously injures another child in a tackle football game at the park down the street. That child&amp;rsquo;s parents file a suit against the mother/girlfriend.&lt;/p&gt;
&lt;p&gt;Unless she has her own separate insurance policy (such as a &amp;ldquo;renters&amp;rdquo; insurance policy) or has been added as a named insured on the home insurance policy (which most insurance companies won&amp;rsquo;t do if she isn&amp;rsquo;t a relative), she has no coverage.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The problem doesn&amp;rsquo;t stop with liability. Chances are the girlfriend and her son will also move some of their personal property in with them, but clothes, electronics, school supplies and whatever else belongs to them may not be covered by the homeowner&amp;rsquo;s insurance policy either. Most policies exclude coverage for personal property that is owned by roomers, boarders or tenants. This personal property exclusion is another reason why a renters insurance policy is essential for non-insured roommates.&lt;/p&gt;
&lt;h3&gt;&lt;strong&gt;AUTO INSURANCE&lt;br /&gt;
&lt;/strong&gt;

&lt;p&gt;&lt;img src="/img/~www.salzberginsurance.com/iStock_000001327754XSmall.jpg" style="width: 172px; height: 200px; margin: 0px 0px 7px 7px; float: right;" alt="Auto Insurance" /&gt;The&amp;nbsp;&lt;a href="http://www.trustedchoice.com/Content/Auto-Insurance/auto_insurance.aspx"&gt;auto policy&lt;/a&gt; also has a &amp;ldquo;named insured&amp;rdquo; which includes the individual listed on the policy and his or her spouse. The insured on an auto policy varies depending on the coverage. For example, liability, medical payments, and uninsured motorist coverage each have their own definitions of &amp;ldquo;insured.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Say an adult boyfriend and girlfriend each have a car and their own personal auto insurance policies. One has high limits of liability on their policy, maybe $100,000, and the other has lower limits, like $25,000.&lt;/p&gt;
&lt;p&gt;Let&amp;rsquo;s look at liability coverage in this scenario. This section of the policy covers the &amp;ldquo;named insured&amp;rdquo; and &amp;ldquo;family members&amp;rdquo; for liability arising out of the use of any auto. It also considers any other person an &amp;ldquo;insured&amp;rdquo; while that person is occupying a car (with permission) that is insured under your policy.&lt;/p&gt;
&lt;p&gt;Dig deeper, however, and you&amp;rsquo;ll see that the policy excludes coverage while the &amp;ldquo;named insured&amp;rdquo; or &amp;ldquo;family member&amp;rdquo; is operating a vehicle that is furnished or available for regular use.&lt;/p&gt;
&lt;p&gt;If the girlfriend is driving the boyfriend&amp;rsquo;s car and gets into an accident causing injuries, his auto insurer would pay up to the policy limits&amp;mdash;in this case, $25,000. Unfortunately this may not be enough money to cover the full liability if the injuries are severe, and the liability policy with $100,000 limit might not be available as a fallback, even though it covers the driver for the use of any auto. That&amp;rsquo;s because the driver&amp;rsquo;s insurer can argue that this car is available for the driver&amp;rsquo;s regular use since the car owner and driver live together and that, under that circumstance, coverage is excluded by the policy language.&lt;/p&gt;

&lt;p&gt;The servicing report keyed in on consumers engaging in online servicing activity and their attitudes and preferences towards agents, among other things. Approximately two-thirds of consumers who have been involved with at least one servicing aspect of their auto insurance in the past year (including policy management and adding or removing a driver) said they seriously consider changing carriers. &lt;/p&gt;
&lt;p&gt;Although customer loyalty in general has declined, the good news for independent agents is that they seem to still have an advantage over online insurance purchasing options. According to the comScore servicing report, 70% of respondents who purchased auto insurance online are seriously considering changing their policy, whereas only 50% who purchased through a local agent feel the same way. &lt;/p&gt;

&lt;p&gt;Only an earthquake insurance policy will cover earthquake damage. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Ordinance and Law&lt;/strong&gt;&lt;br /&gt;
Would the repair of your home be susceptible to increased costs resulting from having to comply with a building ordinance? As communities become more aware of potential property damage, stringent building codes are approved that must be adhered to for homes that are built new or rebuilt after damage. &lt;strong&gt;Compliance with such codes may significantly increase the cost to rebuild your home.&lt;/strong&gt; For example, many regions of the country are adopting new codes to ensure homes built there use less water and are more energy-efficient. In November 2009, a Nor'easter ripped the coast of Hampton Roads with wind and rain.&lt;br /&gt;
&lt;br /&gt;
"It was not a hurricane, but it was a flooding event that went on for three days," said Lenny Newcomb with the Norfolk Planning Department.&lt;br /&gt;
&lt;br /&gt;
It caused $15 million worth of damage alone in the city of Norfolk.&lt;br /&gt;
&lt;br /&gt;
"$15 million worth of claims should convince people that flood insurance is a commodity that they cannot afford to be without," said Newcomb.&lt;br /&gt;
&lt;br /&gt;
The map designating flood zones in the city of Norfolk was revised two years ago.&lt;br /&gt;
&lt;br /&gt;
"We added over 3,300 properties that were not in flood zones before," said Newcomb.&lt;br /&gt;
&lt;br /&gt;
In fact, due to a rise in sea level, almost 40 percent of the properties in Norfolk are now in designated flood zones.&lt;br /&gt;
&lt;br /&gt;
"We had an event back in 2009 before the Nor'easter where we had something like seven inches of rain dropping on our city within two hours. We had a lot of properties flooded that were not even in flood zones," said Newcomb.&lt;br /&gt;
&lt;br /&gt;
If you do purchase flood insurance, read your policy and know the limits of your coverage.&lt;br /&gt;
&lt;br /&gt;
"It covers your structure. It doesn't cover your cars. Another thing that people frequently don't appreciate, their car will be flooded out and they think their flood insurance covers it. It does not," said Newcomb.&lt;br /&gt;
&lt;br /&gt;
You must also purchase additional coverage for furnishings, and other personal possessions. Sewer back-ups are also extra if you want it covered in your policy, but flood insurance will still save you money in costly repairs.&lt;br /&gt;
&lt;br /&gt;
Also, experts say don't wait for an approaching storm to buy flood insurance. In most cases, there is a 30-day waiting period for a flood insurance policy to take effect. &lt;br /&gt;

&lt;strong&gt;Reality:&lt;/strong&gt; It depends. Your rate can increase, decrease or stay the same. The information about your accident is combined with other information about you, your car and your driving history to determine your rate. &lt;br /&gt;

&lt;p&gt;Starting May 25 and continuing for seven days, a sales tax holiday will spare them state and local levies for items deemed eligible. They include flashlights, first aid kits and big-ticket items such as generators priced at $1,000 or less.&lt;/p&gt;
&lt;p&gt;U.S. government forecasters announced Thursday they &lt;a title="3 to 6 Atlantic hurricanes predicted" href="http://www.salzberginsurance.com/blog/3_to_6_Atlantic_hurricanes_predicted.aspx"&gt;expect three to six major hurricanes&lt;/a&gt; from an above average Atlantic storm season.&lt;/p&gt;

&lt;p&gt;The National Ocean and Atmospheric Administration released its forecast for the 2011 season Thursday.&lt;/p&gt;
&lt;p&gt;Scientists say as many as 18 named tropical storms may develop. Six to 10 of those could strengthen into hurricanes with top winds of at least 74 mph. Three to six could become major hurricanes, with maximum winds of 111 mph and up.&lt;/p&gt;
&lt;p&gt;The six-month Atlantic hurricane season begins June 1 and ends Nov. 30.&lt;/p&gt;
Last year's hurricane season was one of the busiest on record with 19 named storms, including 12 hurricanes. No major hurricane has made a U.S. landfall in the last five years, but scientists say coastal residents can't expect their luck to hold.&lt;br /&gt;

&lt;p&gt;Less than one-eighth of those nearly 289,000 homes that would be affected are inside federally designated flood zones, according to CoreLogic, a Santa Ana, Calif.-based mortgage and real estate data firm.&lt;/p&gt;
&lt;p&gt;The company estimated the total value of properties at risk at roughly $44.6 billion. Of the 10 metro areas CoreLogic studied, Hampton Roads had the most individual properties at risk, and other only two others - Miami and Long Island, N.Y. - had more dollars at stake.&lt;/p&gt;
&lt;p&gt;"In many cases, homes exposed to potential storm-surge inundation are located outside of designated flood zones, and those homeowners need to be aware of their vulnerability to severe damage and property losses," Howard Botts, executive vice president and director of database development for CoreLogic Spatial Solutions, said in a news release.&lt;/p&gt;
&lt;p&gt;The report found that more than 1.8 million homes in the areas studied along the Atlantic and Gulf and coasts are at risk from storm surges. Roughly two-thirds of those are outside Federal Emergency Management Agency flood zones.&lt;/p&gt;
&lt;p&gt;CoreLogic used computer models to generate the probability of a hurricane hitting a region and also used the models to determine when neighborhoods would be most at risk of surge damage.&lt;/p&gt;
&lt;p&gt;"Understanding the additional layer of risk posed by a storm surge is critical for homeowners, emergency response teams, insurance companies and many others to plan and prepare for natural catastrophes," Botts said.&lt;/p&gt;
